Tenant guidance

Good landlords should attract good tenants and therefore it is important that you know your duties as tenants, as there is an element of 'it cuts both ways' with renting.
As a tenant your rights include:

  • knowing the terms of the tenancy;
  • knowing the name and address of the landlord;
  • experiencing decent standards of repair in the property and safe accommodation;
  • being provided with proper notice if the landlord wishes to inspect the property;
  • being provided with proper notice if the landlord wants you to leave.

Your landlord also has rights that include:

  • fiixing the terms of the agreement before the tenancy begins;
  • receiving rent on the due date;
  • being advised of any necessary repairs;
  • being given proper notice from a tenant if he or she wishes to leave;
  • inspecting the property by appointment.

Contract advice

  • don't pay any money without obtaining a receipt. Avoid handing over excessively large deposits months before moving in.
  • don't pay a deposit without a note stating what the deposit is for (eg damage or unpaid bills).
  • don't sign an inventory unless it has been checked and agreed.
  • don't sign a contract if the landlord says they will fill in the details later.
  • do seek advice about the contract from the Kent Union, Canterbury Housing Advice Centre or a solicitor.

Agreements are strictly between the property owner/agent and the student. You are advised to read the Housing Guide before signing the agreement (copies of the guide can also be obtained from the Accommodation Office).
